Detached Accessory Structure Regulations

General regulations

  • The combined square footage of the house and accessory structure cannot exceed the zoning district maximum ground coverage listed below. Ground coverage is determined by dividing the square footage of structures by the total lot square footage.
  • Accessory structures are prohibited in any required front or side yard setback.
  • Accessory structures are permitted to occupy up to 50 percent of the total required rear yard.
  • The parking of vehicles is not allowed in a required side yard.
  • The property owner is responsible for locating property lines and determining lot square footage. The City does not provide surveying services.
  • A building permit from the city of Mankato is required prior to beginning any construction project. Remember to bring a project description, site plan and cost estimate of labor and materials when applying.
  • Encroachment into a recorded easement is not permitted.
  • Driveways must be hardsurfaced within one year of the date of the building permit.

District regulations

Minimum and maximum requirements for detached accessory structures in each zoning district are listed in the table below. If a lot does not currently meet the standards below, special provisions may apply.
