Deck, Patio and Ramp Regulations

General regulations

  • The combined square footage of the house, garage, deck and other accessory structures cannot exceed the zoning district maximum ground coverage listed below. Ground coverage is determined by dividing the square footage of structures and deck by the total lot area.
  • Ramps for handicap access may encroach into a required yard, provided they are not more than 36 inches in height and remain five feet from the front property line, three feet from the side property line and 10 feet from the rear property line.
  • Decks up to two feet above grade may encroach into a required rear yard, provided they remain 10 feet from the rear property line. Decks may not be located in a required side yard.
  • Decks higher than two feet above grade may encroach into a required rear yard, provided they remain 15 feet from the rear property line. Decks may not be located in a required side yard.
  • Landings and front porches may encroach into the required front yard provided they do not exceed 64 square feet in size, project more than eight feet into the required front yard, or three feet in to the required side yard.
  • Yards are measured from the structure to the property line.
  • Building in a recorded easement is not permitted.
  • The property owner is responsible for locating property lines, easements and determining lot square footage. The City does not provide surveying services.
  • A building permit from the city of Mankato is required prior to beginning any construction project. Remember to bring a project description, site plan and a cost estimate including labor and materials when applying.

Minimum and maximum requirements for each zoning district are listed in the table below. If a lot does not currently meet the standards below, special provisions may apply.
